Auction End Times: All Certified Online Only Real Estate Auctions are timed events. Auctions with multiple properties have staggered end times with 10 minutes between each ending. Example, an auction scheduled to end at 2:00 p.m. will close the first property at 2:00 p.m., the second at 2:10 p.m., etc. Certified Online Only Real Estate Auctions also have an auto-extend feature. Any bid placed within 7 minutes of the auction ending will automatically extend the auction for 7 minutes from the time the bid is placed. Example, if an auction scheduled to end at 2:00 p.m. receives a bid at 1:59 p.m., the close time of the auction automatically extends to 2:06 p.m. The auto-extend feature remains active until no further bids are received within the 7 minute time frame. Terms: At the close of the auction, successful bidders will be emailed a contract to be executed and returned to Certified Real Estate. Successful bidders will deposit 15% of the purchase price in the form of cashier's check or wire transfer, with the balance due at closing. Successful bidders not executing and returning their contract with earnest money deposit within 48 hours of the conclusion of the auction will be considered in default. This Contract is not contingent upon Purchaser’s ability to obtain financing of any kind. 10% Buyer’s Premium Added! The example below is for illustration purposes only.
Buyer' Premium Example: Closings: Time being of the essence, these sales shall be closed on or before Thursday, July 24th, 2008. All sales will be closed by James Roberts, Attorney at Law, 28 E. Robert Toombs Avenue, Washington, Georgia 31673, (706)678-2448. Mr. Roberts will charge the purchaser $500.00 per real estate transaction per property. The closing fee includes conducting the closing, collecting and disbursing funds at closing, and preparing a closing statement. If the Purchaser(s) need additional services, they will be provided at a reasonable fee. The seller will pay the State of Georgia transfer tax, preparation of the General Warranty Deed and all ad valorem taxes up to the date of closing. Any additional closing fees including, but not limited to, recording, financing expenses, intangible taxes, title fees, title insurance, appraisals and inspection reports, will be the purchaser’s expenses. Survey: If this property sells divided, a survey will be made by Mr. James Mattison of Mattison & Associates, Inc., PO Box 714, Lincolnton, GA 30817 (706) 359-5853, a Georgia registered land surveyor. The surveyor will charge 35 cents per linear foot on all exterior lines and 17.5 cents per linear foot on all common lines between auction purchasers. The final sale price shall be determined by multiplying the contract price per acre by the number of surveyed acres rounded to the nearest one-thousandth of an acre. Division stakes are intended for approximation use only. Actual boundary lines are to be determined by field survey and may vary from field markers. It is understood that the acreage and dimensions of the tracts may vary according to actual survey. All survey expenses will be paid by the Purchaser. This fee does not include the actual openings of the lines. The surveyor will open lines for an additional fee. If the property sells in its entirety it may be purchased from the existing legal description of record. A survey will be required on the properties. Preview: Drive by inspections welcomed. Broker Participation: Up to a three percent (3%) bid price commission will be paid to any properly registered broker whose prospect purchases real estate at the auction and closes in full. Broker must be licensed in the state in which the property is located and must register their prospect 24 hours prior to client submitting a bid. Broker registration forms are available online and should be faxed to the Auctioneer - call 229-726-0065 for instructions. Neither Certified Real Estate nor our sellers will pay any commissions to brokers acting as principles. Agency Disclosure: In all transactions, the auctioneer is acting as agent for the seller, not as buyer’s agent. All acknowledge that H. Myers Jackson is the Broker and Auctioneer in conjunction with this transaction, any purchaser will sign a Real Estate Sales Contract with the Broker of record.
